I like the filing capabilities.. my biggest and more consistent issues are that the system automatically deletes folders that I'm currently working on and automatically adds folders that I have zero relation too. Why are you constantly deleting my existing folders??

Folio is the best real estate contract management program out there, and I've tried many. It's easy to set up initially, and very easy to use afterwards. It is particular helpful in setting up critical dates within the contract, so that you don't miss any deadlines, which could potentially cost you or your client $$$. Highly recommend! This is a must for agents who are juggling multiple contracts at once, or for transaction coordinators managing multiple projects.

I have done Los Angeles Westside residential real estate sales since 1999 and this is definitely one of the best tools to:
1. Help your clients stay on track of transaction timeframes with the timeline & list key contacts for the transaction all in 1 place
2. Keep myself on top of all transaction details using the timeline (which helps me stay organized and helps to avoid forgetting things)
3. It makes the process of gathering emails for the Communication Log that's required by my company effortless
